again. For licensed real estate brokers, this calls for a renewed and
reinvigorated marketing strategy to make sure that leads will flow in and more

1. Real
Estate Brokers are Sellers, so be Good at it
In a brokers’ summit recently organized by
Lamudi, seasoned broker and National Real Estate Association Philippines (NREA
Phil) chairman Alejandro MaƱalac said that in order for real estate brokers to
become successful, the first thing that they need to do is be spectacular at
their job. He also said many Filipino real estate brokers distance themselves
from the label “agent” (or ahente in Filipino), which at times may have
negative connotations. However, this does more disservice to the profession
than good as labels are irrelevant; instead, brokers should focus on helping
home-buyers find the their dream home. Indeed, the saying “helping is the new
selling” holds true here.
2. Keep
in Touch With Past Clients
Be on top of your clients’ mind (both old and
new) by keeping in touch with them, but not by sending them emails about your
new listings or some sort of promotional newsletter. Past clients will be more
interested in your knowledge about the best locations to find a home, the ways
to snap up a great loan, or even tips and advice on how to stage a home for
selling. Information is a very powerful thing, so make sure to position
yourself as a property expert by creating a high-quality content-marketing
campaign and sharing it with your network.
3. Use
Facebook, and Maximize it
Plenty of Filipino licensed brokers might
already have a Facebook business page, but many of them might not be using the
social media site to its fullest potential. One of the most useful features of
Facebook to businesses is the ability to invite email contacts to join a
Facebook page. All the broker needs to do is click “Build Audience” then
“Invite Email Contacts” in the top right hand of the business page. Once the
broker has enough likes and followers, make sure that the posts are consistent,
helpful, and engaging.
4. Go
Mobile
Filipinos are quickly discovering the
delight—and usefulness—of smartphones. Although smartphone penetration in the
Philippines is still currently low at 50 percent, this is expected to jump to 80 percent in 2021, so creating a strong mobile presence is a must. This does
not mean, however, creating an mobile app, which can be costly. Instead, take
advantage of social media sites that are available as apps (such as Facebook,
Twitter, LinkedIn, and Instagram) and make sure posts are mobile friendly. A
nice photo of a bungalow with a quaint garden makes an awesome Facebook and
Instagram post, while listicles, how-tos, and tips and advice are good for
LinkedIn and Twitter.
